Vinay Kumar Managing Partner
KBR Capital Partners is the third private equity fund started by Vinay Kumar. His first two funds and other investments have over 100 million in assets under management. Both funds are invested in distressed real estate projects nationwide. Mr. Kumar is also a part of team which recently conducted a number of cross-border technology company investments for Sierra Ventures, a $1.5 billion venture capital firm.
Prior to relocating to the US, Mr. Kumar ran his family business in India and, since the age of 19, has been active in that country’s burgeoning real estate industry and is currently a partner in a group that has successfully assembled over 4500+ acres of land for development in Ashok Nagar – Chennai, Mahabalipuram – Chennai, Kerala – Calicut, and Madurai – Sivaganga.
After coming to the U.S., Mr. Kumar spent 8 years as executive search consultant where he specialized in building management teams for portfolio companies of venture capital and private equity funds. Mr. Kumar holds a Bachelor’s Degree in Commerce and Accounting.
Bhavin Shah Managing Partner
Mr. Shah has spent the last 15 years in the investment management and private equity arenas. Mr. Shah’s investments have ranged from publicly-traded debt securities and structured fixed income investments to purchases of hard and soft-asset portfolios and in- and/or out-of-court recapitalizations/buyouts.
Mr. Shah was a Managing Director of Oak Hill Advisors, a $10 billion credit-oriented investment firm. Mr. Shah, previously, was a Principal/VP with The Carlyle Group’s distressed and special situation arm, and led the firm’s investment sourcing, structuring and execution efforts. Prior to earning his MBA from the Harvard Business School, Mr. Shah worked with Morgan Stanley’s Princes Gate Investors; he invested in cross-border infrastructure and technology opportunities at Soros Fund Management; and, he led engagements and helped open and grow the India offices at McKinsey AND Company.
Mr. Shah also served at The White House as a Legislative Assistant to the President immediately after he earned his Dual Bachelor of Arts degrees in Economics and Political Science with honors and distinction from the University of Michigan in Ann Arbor.
Daniel Oschin Managing Director
Daniel Oschin is Managing Director of KBR Capital Partners. He is primarily focused on developing new programs and strategies designed to enhance and expand the company’s capital formation platforms and channels, while cultivating pioneering models that will diversify and augment KBR’s brand and enterprise.
Prior to joining KBR, Mr. Oschin was a principal and President of BGK Integrated Investment Services, and Managing Director of BGK Integrated Group, a tenured sponsor of private placement real estate programs and part of BGK Group, one of the nation’s leading commercial real estate organizations, until its sale in 2010. Preceding BGK, Mr. Oschin was President of SCI Capital Group and Managing Director of SCI Real Estate Investments, one of the most prominent and successful syndicators in the tenant-in-common and fund markets. Previous to SCI, he was Executive Vice President and Chief Operating Officer for AFA Financial Group, co-founding and managing AFA’s prolific managing broker-dealer division.
For more than 25 years, Mr. Oschin has owned and operated businesses in a range of industries, including real estate, asset management, securities and financial services, international and domestic manufacturing, retail, non-profit and trust management.
Actively involved in the commercial real estate industry during his entire career, Mr. Oschin’s personal ownership and experience incorporates the development, acquisition, management, divestment and syndication of more than $500 million in commercial properties. As a leader in the securitized real estate industry, he has been instrumental in the development, release, marketing and distribution of more than 100 private placement offerings, and has also been responsible for equity procurement resulting in more than $2 billion in securitized real estate investments since 2005.
Mr. Oschin is a sought after and regularly featured speaker, moderator, panelist, writer, advisor and resource for conferences and publications nationally, covering issues ranging from real estate and securities, to sales and marketing, to product development and offering structure.
Mr. Oschin was honored with the 2009 ACE Award (A Champion of Excellence) presented by the Real Estate Investment Securities Association (REISA) for outstanding leadership and service to the association and the real estate securities industry. In 2010 he received the REISA Distinguished Service Award. He is currently President of REISA’s Board of Directors.
Committed to the community, Mr. Oschin has served on the board of directors of various public and private businesses, trusts, and foundations, overseeing the management of more than $300 million in diversified assets and the disbursement of over $30 million in charitable donations.
Mr. Oschin is a graduate of Pepperdine University with a Bachelor of Science degree in Business Administration.
Nancy Kresek Consulting CFO
Nancy Kresek is Consulting Chief Financial Officer for KBR Capital Partners. Ms. Kresek has over 20 years experience in finance, investments, accounting, investor relations, real estate, and administration. She has extensive expertise in building infrastructure for growth and implementing processes, systems and financial controls.
Prior to joining KBR, Ms. Kresek was CFO at two national real estate firms, active in the syndication and management of commercial property investments. She also held the position of Vice-President Finance and Administration/Treasurer for a private investment company.
Ms. Kresek earned a MBA in Finance from DePaul University and a BS degree in Accounting from St. Joseph Calumet College.
Real Estate
Sankeerth Pulusani VP, Real Estate
Prior to joining KBR, Mr. Pulusani handled acquisitions and asset management for Affirmative Equities Companies (AEC), a full service multi-family residential operator, and helped close more than $85MM of distressed “value add” projects. Before that, Mr. Pulusani was a management consultant with Accenture, where he worked in an assortment of roles for FORTUNE 500 clients, which included financial modeling, project management and process re-engineering.
Mr. Pulusani is a Summa Cum Laude graduate of Georgia Institute of Technology, where he received a Bachelor of Science in Industrial Engineering with a concentration in finance.
Praveen Neppalli VP, Hospitality
Mr. Neppalli is a VP in the Real Estate group of KBR Capital Partners LLC. Prior to joining KBR, Mr. Neppalli was the Founder and Chief Operating Officer of Aalliant Management, a real estate management firm focused on the hospitality industry. While acting as COO of Aalliant, Mr. Neppalli was responsible for syndicating and managing over $18 million worth of real estate transactions. He played an integral role in supervising the overall management operations in various developments and repositioning projects, along with franchise and owner relations.
In addition to hospitality, Mr. Neppalli has been responsible for over $12 million worth of private acquisitions involving distressed companies and start-up businesses. With a broad range of experience in real estate investment and finance, Praveen has advised clients in over $50 million worth of private investment transactions ranging in fields from real estate to healthcare based business acquisitions.
Mr. Neppalli graduated from Rutgers University with a double major in Economics and Public Health, with a focus on International Economics and Healthcare Operations.

Angela Ahlholm Strauss SVP, Due Diligence & Product Development | 650-290-6024
Angela Ahlholm Strauss is Vice President of Due Diligence & Product Development for KBR Capital Partners, LLC. Ms. Strauss has more than twenty years of combined real estate finance, due diligence, business development, asset management, securities and operations experience.
At KBR, Ms. Strauss lends her experience to the firm’s product due diligence and development. She actively participates in the development, positioning and branding of KBR.
Most recently Ms. Strauss was the Executive Vice President at AFA Financial Group. While at AFA, she managed and directed the day-to-day operations of the Managing Broker Dealer division and the Due Diligence department. Prior to AFA, Ms. Strauss was the Chief Operating Officer of Evergreen Realty Group, where she managed the daily operations of the multi-faceted and diversified real estate company.
In 2003, Ms. Strauss also formed NoMax Group, which specialized in due diligence, asset management and investment services for the real estate and finance industry. With NoMax Group, Ms. Strauss was a forerunner in specialized due diligence for several sponsors in the 1031 Tenant-in- Common industry. Other facets included advisory services for the sale of sub-performing and non-performing loans and loan valuation services for financial institutions.
Ms. Strauss earned a BA in Political Science & Public Administration and a MBA with a specialization in management from the University of Miami, Coral Gables, Florida. She holds FINRA securities licenses: 24, 7 and 63 and is a licensed California Real Estate Broker. Ms. Strauss is an active member of the Real Estate Investment Securities Association (REISA), is a member of the Los Angeles Rotary (“LA-5”) and a former member of the Board of Directors of the Barlow Respiratory Hospital Foundation.
Vicky Sangriu Investment Services Manager | 650-290-6370
Ms. Sangriu has nearly ten years of experience in the real estate and financial services industries in various capacities ranging from financial analysis, equity valuation, operations process improvement, asset management and marketing support. In the capacity as Investment Services Manager, her main focus is to support the investor base and KBR’s industry relationships.
Prior to joining KBR, Ms. Sangriu provided investment and due diligence consulting services to various private investors in the U.S. and E.U. countries. During her tenure as Assistant Vice President of Alternative Investments of a preeminent securities broker-dealer, Ms. Sangriu provided operational and strategic solutions. She was instrumental in differentiating the broker-dealer from its industry competitors by developing and implementing procedures that ensured due diligence benchmarks exceeded industry standards and eventually became part of industry best practices. Additionally, Ms. Sangriu assisted the broker-dealer in engaging over 20 new clients for the Managing Dealer division by creating and applying a same-day investment review process, which was uniquely adept for the industry demands.
Ms. Sangriu has also been involved in conceptualizing and presenting educational topics related to financial metrics, fixed income vehicles and tax consequences of real estate and energy program investments as marketing and knowledge-building tools for advisors.
Ms. Sangriu holds an MBA with Special Distinction in Finance from California State University, Northridge, where she previously received her B.S. Magna Cum Laude in Finance and Real Estate. In addition, she holds a Series 7 & 63 FINRA license and is a licensed California Real Estate Broker.
Garima Kakani Investment Services Associate | 650-290-6362
Garima is a CFA Level III candidate and cleared first 2 levels in single attempt. She completed her MBA in Finance from International Institute of Professional Studies, India in 2007. She also has a Diploma in Business Finance from ICFAI Business School, India where she was an all India topper and gold medalist. She has worked as Financial Research Analyst in Indian arm of $19 bn hedge fund, D. E. Shaw & Co. and then later transitioned into a role of Valuation Analyst. Her primary responsibilities in 2.5 yr stint at D. E. Shaw included reporting of potential investment opportunities in Indian companies, reporting closed and potential private equity investment deals, valuation of private equity and loan investments of the portfolio companies, preparing monthly/ quarterly valuation reviews and handling auditor’s queries on valuation methodology. After joining KBR Capital Partners, Garima has taken over the responsibilities of subscription management and investor communication, and has become an integral part of the company. She is also pursuing Advanced Diploma in Business Finance from ICFAI Business School, India.
Kerri Rzeczkowski Accounting and Finance | 212-520-1672
Kerri has received her paralegal degree and accounting degree from Hudson County Community College and has over 18 years legal experience in Real Estate Law which makes her an integral part of our team. While working for a prestigious law firm, Kerri along with her paralegal duties took over the daily office management operations including accounts receivables/payable, personnel issues, Human Resource Policy and Procedures and Payroll.
Brittany Anderson Conference Coordinator | 801-403-4385
Brittany Anderson is the Conference Coordinator for KBR Capital Partners. She is responsible for managing the company’s conference and event programs.
Prior to joining KBR, Ms. Anderson was the owner of Anderson Meeting Resources, a company working with various clients to design and manage their meetings and conventions. She has a strong background in convention hotel sales and services, specifically in negotiating contracts and assisting clients in designing their conferences.
Committed to the community, Ms. Anderson has served on the board of directors of various associations and organizations. Ms. Anderson attended the University of Utah in Salt Lake City.
Travis Lane Consulting Controller
Travis comes to KBR from Jade Capital Partners, LLC, a real estate consulting company he founded in 2005 while pursuing his MBA from UCLA-Anderson with a concentration in Real Estate Finance which he obtained in early 2006. While at Jade, Travis performed financial analysis, market research and syndication structure services for over $25 million in real estate transactions. Prior to obtaining his MBA, Travis earned a Bachelor of Science degree (cum laude) in Chemical Engineering from Louisiana State University and worked as a process engineer for Honeywell International. During his 4 year tenure at Honeywell, a FORTUNE 20 company, Travis managed the construction of several chemical plants and is Six Sigma Process Management certified.
Engels Vargas IT Manager
Mr. Vargas is an IT Manager at KBR Capital Partners, LLC where his responsibilities include the administration of all means of communication, the improvement and management of our CRM application, the drafting of all technical documentation and finding solutions to our company’s Information Technology needs. Prior to joining KBR, Mr. Vargas worked as an IT Business Analyst at Human Resources Administration, a government agency where he focused on the improvement of the usability of their web-based applications and business processes. Mr. Vargas previous experience also includes working at Lehman Brothers’ Infrastructure Engineering and Support division.
Mr. Vargas is a graduate of The City College of New York where he received a BS in Computer Science and a minor in French.
